Property Leasing
As property managers, we handle a portfolio where we hold full authorization from the property owners. We manage both the contract signing and all subsequent communications.
Contract Facilitation
The minimum lease term is 12 months. For all properties under our management, a notarized vacating declaration is required as part of the agreement. The property's title deed will be included as an annex to the lease contract.
Property Alert
Would you like to be the first to know about our available properties? If you wish to rent from us, our service is free of charge.
Condition Assessment
Upon move-in and every for months thereafter, we conduct a thorough and detailed condition assessment, documented with a report and photographs, which will be shared with both you and the property owner.
Monthly Rent Payments
We send a summary of the rental and utility fees with payment deadlines. The landlord decides whether they accept transfer or cash. The owner receives up-to-date information on payments.
Operational Management
We aim for digital communication, using our own system to which you will also have access. We document and track all our communications, always responding within 24 hours.
Repairs and Maintenance
Our contracted partners will address reported issues as quickly as possible. For damages that are not your responsibility, repairs will be covered by the property owner. However, if the damage is caused by you, you will be responsible for the cost of the repairs.
Move-Out
Upon your move-out, we will review the entire property using the initial move-in condition report and photographs. Any necessary repairs and outstanding utility bills will be covered by the security deposit.

What do I need to know if I’m looking for a property?
Why should I rent an apartment from you?
Your dedicated relationship manager is familiar with you, the property, and the owner. Any reported issues are promptly addressed by our qualified and reliable partners. Our customer service team ensures that all your requests and reports are efficiently managed through our system. We handle the record-keeping for your rental payments and utility bills. You can entrust us with all property-related matters, as we specialize in this area. When your lease expires and you're considering a new location or property, we’ll provide expert assistance throughout the process.
What is the duration of your rental agreement?
Our rental agreements typically last for 12, 18, or 24 months.
Can I register the rental property as my address?
Yes, for all properties we manage, tenants have the right to register a temporary address, depending on their preference. You can register the rental property as your permanent address, provided the lease agreement is valid and the landlord agrees to you using the property as your registered address. However, it is important to clarify this matter with the landlord in advance, as some landlords may not allow the rental property to be registered as a permanent address. The address registration must be done at the local municipality, and all required documents (e.g., lease agreement, ID card) must be submitted.
Can I rent a parking space with the apartment?
If a parking space is available for the property, it will be clearly indicated along with the rental price in the property listing. However, if the apartment you're interested in doesn't show a parking option, we encourage you to contact us. In many cases, we can offer alternative solutions. Our goal is to ensure we find the best option for you.
When can I terminate the rental agreement?
You cannot terminate the contract within the first 10 months; after that, our notice period is 60 days.
Is keeping pets or smoking allowed?
In the majority of cases, property owners impose restrictions on both activities within the premises. Exceptions may only be made with the owner's explicit consent and under terms outlined in the lease agreement.
What repair costs are my responsibility and which ones are not?
The landlord is responsible for maintaining and repairing the structural elements of the property (e.g., walls, roof) and the essential systems (e.g., water, gas, electricity, and heating). Additionally, the repair and maintenance of major appliances (e.g., refrigerator, stove) fall under the landlord's responsibility. Tenants are accountable for minor repairs and maintenance (e.g., replacing light bulbs, fixing minor blockages) as well as repairs caused by damage (e.g., broken windows, damaged walls). Furthermore, tenants are liable for repair costs resulting from improper use (e.g., failure to descale appliances or maintain ventilation).
What documents are required for renting?
Our goal is to establish long-term relationships with our tenants while responsibly managing the valuable assets of property owners. We believe it is important to understand your personal situation, occupation, and, most importantly, your financial capability. Why do we approach it this way? It is in everyone's best interest to ensure that the payment of rent and utility bills does not place an undue burden on you. To assess this, we request your bank statements from the past three months prior to finalizing the lease agreement.
Is it mandatory for me to have a notarized document?
We cannot waive this requirement. The security deposit and the notarized eviction statement are fundamental guarantees for the landlord that the property will be returned in good condition and on time, without any outstanding payment arrears.
Do I really need to paint the apartment when I move out?
Our goal is to ensure your satisfaction, which is why we provide a thoroughly cleaned apartment with freshly painted walls upon move-in. We would greatly appreciate receiving the property in the same condition when you vacate. As per our agreement, a deep cleaning and touch-up painting will be carried out at the tenant's expense upon move-out. However, should we deem these services unnecessary at the time of inspection, we, as the owner's representative, may choose to waive these costs.
