The property needs to be made attractive for rental. This includes at least a decorative level of home staging. We create professional photos, floor plans, and engaging listings. We advertise on multiple platforms.
Pricing Strategy
Determining the correct price is crucial. Both overpricing and underpricing can lead to financial losses, either in the form of vacant properties or lost revenue. With proper pricing, we can choose from multiple prospective tenants.
Tenant Search
Beyond the classic listing platforms, we offer the properties we manage to our own client base and the employees of multinational companies, both directly and through agencies, ensuring a wider reach.
Payment Management
We will provide a summary of the due rent and utility charges, along with the payment deadlines. You will receive up-to-date information regarding payments. In case of delays, we will take immediate action.

Tenant Screening
We carefully evaluate the income, financial standing, and payment behavior of all prospective tenants. To facilitate this process, we request bank account details, references, and conduct a risk assessment.
Contract Facilitation
Our lease agreement template is based on years of experience. In all cases, we require a minimum of two months' security deposit and a notarized eviction statement as part of the contract.
Condition Assessment
We conduct regular, detailed condition assessments, documented with photographs, which are shared with both the tenant and the property owner whenever they occur. This helps minimize the number of disputed cases.
Repairs and Maintenance
Our contracted partners will promptly address any reported issues. The cost of the repair will be invoiced to the party responsible, as outlined in the contract.
Arrears Management
We aim to avoid arrears whenever possible, which is why we carefully screen prospective tenants before finalizing the contract. If arrears do occur, we begin the management process on the first day of delay.

90-Day Trial Period
Should you not be completely satisfied with our property management services and decide to terminate the contract within 90 days, we will fully refund the fees paid to you.
New Tenant Within One Year
Should a tenant we have introduced choose to move out within 12 months, resulting in a financial loss for you, we will secure a replacement tenant for you at no additional cost.
